Key ResponsibilitiesAdminister and manage main contracts, subcontract agreements, purchase orders and related contractual documentation throughout the project lifecycle.Review contract conditions, specifications, drawings, BOQ, scope of work, schedules and other contract documents to identify contractual obligations, risks and entitlements.Ensure compliance with contractual requirements, notice provisions, submission timelines, payment terms and project-specific procedures.Prepare, review and maintain contractual correspondence, notices, instructions, approvals, confirmations and other formal communications.Monitor and manage Variations, Change Orders, Extension of Time (EOT), Delay Claims, Disruption Claims, Loss & Expense and other contractual entitlements.Identify potential contractual risks at an early stage and advise the Project Manager and Commercial Manager on appropriate mitigation measures.Maintain comprehensive Contract Registers, Variation Registers, Claims Registers, Correspondence Registers and Notice Trackers.Review and assess subcontractor claims, variations, EOT requests, payment applications and contractual submissions.Coordinate with Planning and Project Controls teams to establish contractual entitlement for delays, disruptions and extension of time claims.Review project programmes, progress updates and delay events from a contractual perspective and ensure proper documentation of critical events.Assist in preparation, substantiation and negotiation of contractual claims with the Client, Consultant and Subcontractors.Ensure timely submission of contractual notices in accordance with the requirements of the contract and applicable conditions.Review and advise on FIDIC-based contracts and other bespoke forms of construction contracts.Support commercial teams in contract negotiations, amendments, settlements and resolution of contractual disputes.Monitor Client/Consultant instructions and ensure that changes to the scope are properly documented and commercially evaluated.Ensure all verbal instructions, site instructions and design changes are formally recorded and converted into appropriate contractual submissions.Coordinate with QS/Commercial teams for valuation of variations, claims and additional works.Review subcontract agreements to ensure alignment with main contract obligations, particularly regarding back-to-back provisions, notices, liability and risk allocation.Monitor subcontractor contractual performance and ensure compliance with agreed scope, programme, milestones and contractual obligations.Maintain accurate records of contractual deliverables, insurance, bonds, guarantees, warranties and other contractual requirements.Assist in preparation of monthly commercial and contractual reports highlighting key risks, claims, variations, notices and outstanding issues.Participate in contractual meetings with Clients, Consultants, Subcontractors and Project Management teams.Support the Project Manager and Commercial Manager in resolving contractual issues and maintaining positive commercial relationships.Assist in dispute avoidance and resolution, including preparation of supporting documentation for mediation, adjudication, arbitration or litigation when required.Ensure proper close-out of contracts, including final accounts, outstanding claims, variations, warranties, retention and contractual obligations.Maintain a complete and auditable contractual document trail throughout the project.High-Rise Project FocusThe successful candidate should have strong exposure to high-rise building construction, including:Residential, commercial and mixed-use towersHigh-rise concrete and structural worksArchitectural and finishing worksMEP services and coordinationFaçade, curtain wall and external worksVertical transportation/liftsFit-out and specialist subcontract packagesDesign changes and construction variationsAuthority approvals and project interfacesMultiple subcontractor and specialist contractor packagesKey CompetenciesStrong knowledge of construction contract administration and commercial managementExcellent understanding of FIDIC and construction contract conditionsStrong expertise in claims, variations, EOT and delay managementExcellent contractual and commercial risk assessment skillsStrong knowledge of subcontract administration and back-to-back contractingExcellent written and verbal communication skillsStrong negotiation, analytical and problem-solving abilitiesAbility to manage multiple contractual matters under tight project deadlinesStrong documentation, reporting and record-management skillsAbility to work effectively with Project Management, QS, Planning, Engineering and Procurement teamsStrong attention to detail and ability to identify contractual risks and opportunities
