RequirementsBachelor's degree in Commerce – Accounting.6–10 years of accounting experience, including a minimum of 3 years in real estate development, contracting, or construction. This is a mandatory requirement.Practical experience with installment sales, customer contract ledgers, and collections/arrears reporting.Solid working knowledge of Egyptian tax law, e-invoicing, and statutory filing requirements.Advanced Excel (financial modeling, large data sets); hands-on ERP experience.Strong command of Arabic; good written and spoken English.Resident in, or willing to commute daily to, 10th of Ramadan City / East Cairo / Sharqia.PreferredCMA, IFRS Diploma, or ESAA.Experience building a finance function rather than inheriting one.Familiarity with GAFI and companies-law filing requirements.

Role PurposeOwn the full accounting cycle of a real estate developer selling on multi-year installment plans: project cost accounting, revenue recognition, receivables and collections control, tax compliance, and monthly reporting to management. This role is accountable for protecting cash, not only for closing books.Key ResponsibilitiesFinancial Reporting & CloseOwn the monthly, quarterly, and annual close and deliver management reporting packs within agreed deadlines.Prepare financial statements in line with Egyptian Accounting Standards / IFRS and manage the external audit process end to end.Project & Cost AccountingMaintain project work-in-progress accounts, capitalize development costs correctly, and track actual vs. budgeted cost per unit and per phase.Prepare cost-to-complete analyses and flag budget overruns to management with root causes.Review contractor invoices, retentions, advance payment recovery, and subcontractor settlements.Revenue & ReceivablesApply the correct revenue recognition treatment for units sold off-plan on installment terms, including deferred revenue and the financing component of long-term receivables.Maintain a complete customer contract ledger: contract value, down payment, installment schedule, amounts due, amounts collected, and arrears aging.Produce a monthly collections and arrears report with exposure by unit and by customer.Collections Control & GovernanceAct as the independent control point over collections. Collections activity is verified and reported by Finance, not by Sales.Enforce receipt, deposit, and reconciliation procedures for all customer payments and post-dated instruments; ensure no payment instrument is held outside the documented custody process.Escalate defaulting contracts to management with the contractual position clearly stated.Treasury & Cash FlowPrepare rolling cash flow forecasts (weekly and monthly) covering construction payments, collections, tax obligations, and financing.Manage bank relationships, facility drawdowns, and reconciliations.Tax & Statutory ComplianceManage all filings and deadlines: corporate income tax, VAT/schedule tax where applicable, withholding tax, stamp tax, payroll tax, and social insurance.Ensure full compliance with the Egyptian Tax Authority e-invoicing and e-receipt systems.Handle tax inspections and maintain the supporting documentation file.Controls & TeamDesign and enforce approval matrices, segregation of duties, and documented finance procedures.Lead and develop the accounting team; set performance expectations and review output quality.
