Job purpose:
Responsible for monitoring, maintaining, and supporting Building Management Systems (BMS) that control HVAC, electrical, lighting, fire alarm, water, and utility systems. The position ensures system reliability, operational efficiency, and compliance with safety and maintenance standards through effective preventive and corrective maintenance activities. Working closely with facilities teams and contractors, the role supports uninterrupted building operations and continuous performance improvement.
How you will make an impact (key responsibilities):
1. BMS operations & system monitoring
Monitor and operate Building Management System platforms to ensure optimal performance of building services and equipment.
Adjust system parameters and controls to maintain efficient operation of HVAC, lighting, electrical, and plumbing systems.
Monitor alarms, system events, and performance trends, ensuring timely response to abnormalities.
Conduct routine inspections of field devices, control panels, sensors, actuators, and associated equipment.
Ensure BMS-controlled systems operate in accordance with operational and energy efficiency requirements.
2. Maintenance, troubleshooting & technical support
Perform installation, maintenance, troubleshooting, and repair of BMS controllers, sensors, actuators, and networking devices.
Diagnose system faults and carry out corrective maintenance to restore equipment performance.
Support testing, commissioning, and modification of BMS systems and related building services.
Respond promptly to service requests, breakdowns, and emergency maintenance requirements.
Provide technical assistance and operational guidance to building users and facilities personnel when required.
3. Compliance, safety & reliability
Ensure compliance with company procedures, maintenance standards, and health and safety requirements.
Participate in emergency response activities and on-call duties as required.
Identify potential equipment failures and recommend corrective actions to improve reliability.
Support the efficient operation of HVAC, electrical, fire alarm, and plumbing systems through proactive maintenance practices.
Maintain a safe and clean working environment and report hazards or unsafe conditions immediately.
4. Documentation, reporting & continuous improvement
Maintain accurate records of maintenance activities, inspections, repairs, and system modifications.
Prepare fault reports, service records, and maintenance documentation as required.
Track recurring system issues and recommend improvements to enhance performance and efficiency.
Maintain BMS drawings, control schematics, manuals, and technical documentation.
Support initiatives aimed at improving system reliability, energy efficiency, and overall building performance.
Qualifications & skills
Diploma in Electro-Mechanical, HVAC, Electrical Engineering, or a related field.
