Qiddiya Investment Company is looking Senior Manager - Development for our Commercial Office BU, reporting to the Development Director, the Senior Manager - Development is responsible for managing the project planning, design, and delivery of Corporate Office Developments through all stages of the development lifecycle — from early feasibility and pre-concept design through to procurement, construction delivery, and operational handover.The role focuses on ensuring each office development aligns with the Office BU strategic objectives, governance standards, and operational requirements. The Senior Development Manager will work closely with internal stakeholders and external partners to ensure projects are designed and delivered on time, within budget, and to the highest quality and sustainability standards.The ideal candidate will combine strong technical capability and development experience with excellent coordination, communication, and stakeholder management skills.Key Responsibilities1. Development Management & DeliveryManage the end-to-end delivery of office development projects, ensuring alignment with scope, time, budget, and quality targets.Oversee all project phases, including feasibility, design, approvals, procurement, construction, fit-out, commissioning, and handover.Coordinate and manage the performance of external consultants, designers, project managers, quantity surveyors, and contractors.Support the Development Director in monitoring project progress, reporting key milestones, and resolving delivery issues.Work closely with key departmental stakeholders including Corporate Workplace, IT, ESG, and Smart Building teams to ensure development solutions meet business needs. 2. Project Governance & Reporting Development of detailed Stage Gate documentation deliverables, with particular focus on Stage Gates 2 through 5; Development Brief, Concept Design, Schematic Design and Dedtailed Design. Provide detailed input across Office BU internal reporting streams including N-1 Reporting, Stage Gates, DevCo and PCG reporting.Support the development of internal reporting materials, including progress, risk, and financial updates. 3. Planning & Design CoordinationDevelop and manage project briefs, ensuring they reflect functional, design, and operational requirements.Facilitate design coordination between architects, engineers, and specialist consultants to achieve design quality and compliance.Review and manage design deliverables across all stages, ensuring they meet cost, time, and constructability objectives.Support the procurement of contractors and consultants, ensuring compliance with corporate and governance requirements. 4. Financial & Governance ManagementAssist in the preparation of feasibility models, project budgets, forecasts, and business cases for approval.Monitor project expenditure and ensure strong cost control, transparency, and reporting.Support the development of internal reporting materials, including progress, risk, and financial updates. Ensure all development activities comply with governance, probity, and value-for-money principles. 5. Stakeholder & Communication ManagementCoordinate with internal stakeholders to ensure alignment between office development projects and broader organizational objectives.Maintain clear communication across departments and act as a key liaison between internal teams and external partners.Build strong working relationships with consultants, contractors, and key internal stakeholders.
