This is the first thing we look for.You know a U.S. real estate transaction end to end. Contract to close, including what happens when it goes wrong.You can find and defend comparables. Give you an address, photos and specs and you come back with three real comps and a price a buyer would actually pay.You can read and write contracts. FL AS-IS purchase contract, assignment agreements, addenda. You know what an assign-ability clause is and why it matters.You are strong on the phone in English. You will be negotiating live with American investors and calling title companies. Written English alone is not enough.You are genuinely good with technology. You learn a tool in a day, you build your own spreadsheets, and when a task repeats you automate it instead of doing it 200 times.You are a self-starter who pushes. Nobody is going to hand you a task list.You are available full-time on U.S. Eastern hours and respond within minutes during offer and inspection windows.Significant PlusA technical background — computer science, engineering, or a track record of building your own tools, scripts or automations. About CASA One ResidentialCASA One Residential is a U.S.-based real estate investment company operating in Northeast Florida — Jacksonville, Duval, Clay, St. Johns and Putnam counties. We buy off-market residential properties directly from homeowners, put them under contract, and assign or resell them to our investor buyer network. We also flip and hold.We are a small, fast, systems-driven team. Every deal has a real seller with a real deadline on the other side of it, and every assignment has a real investor who expects a straight answer. We move quickly, we document everything, and we do not guess at numbers.What This Role Actually IsYou own the sell side of the deal, end to end, on your own. You will work alongside our Head of Disposition Operations as a peer — not underneath him. Your deals are yours: nobody is going to check your pricing before it goes out or take the hard buyer call for you.The moment a property goes under contract it becomes yours. You price it, you get it in front of as many qualified buyers as fast as humanly possible, you take the investor calls, you negotiate the fee, you paper the assignment, and you hand a clean file to the TC and the title company.This is a sales job that requires transaction knowledge — not an admin job that touches sales. You need to understand how a U.S. real estate transaction works from A to Z, because the investors you negotiate with do this for a living and will know within one call whether you do too. And you need to want the close.Mission: Turn signed contracts into assignments sold within 10 days, at the best price the market will actually pay — and grow the buyer list that makes that possible.What You'll Own: Pricing & UnderwritingPull and defend comparable sales — the right comps, not the convenient ones. Establish As-Is value, ARV and realistic repair costs from photos and inspection notes. Set the Starting Asking Price and the Buy Now Price and justify both out loud. Recommend the exit: assignment, double close or novation.Reach — Getting the Deal in Front of the MarketSegment the buyer list by zip, buy box, rehab appetite, price band and exit strategy. Build and send the blasts — email, SMS, InvestorLift, investor groups. The measure here is simple: how many qualified buyers see this deal in the first hour, not the first week. If you are sending the same message to the whole list one at a time, you are doing it wrong.Growing the Buyer ListThis is half the job, and it does not happen at a desk waiting for replies. You hunt: investor Facebook groups, REIA meetups, county records for repeat cash buyers, competitors' buyer lists, agents who represent flippers, cold outbound. Target is +50% qualified buyers per quarter, and every new buyer gets qualified and tagged, not just collected.Negotiation & Closing the Sell SideTake the calls. Qualify hard: proof of funds, close timeline, buy box, retrade risk. Negotiate up toward the Buy Now Price without losing the buyer. Handle objections on price, repairs, access and timeline. Know when to hold firm and when a small concession closes it. Ask for the close.Contracts & DocumentationPrepare assignment agreements, addenda and amendments accurately and completely. Send for e-signature and chase until executed. Collect and confirm EMD; enforce our deposit and inspection terms. Every document filed in the correct property folder.Title, TC & RiskUnderstand what shows up on a title search and what it means: liens, judgments, probate, trusts, code enforcement, HOA, open permits, unsatisfied mortgages. Work with the title company and our TC to clear issues before they kill the closing. Keep buyers warm and informed while delays get resolved — this is where deals are lost.
